Finance & Accounting Executive

Responsibilities
- Perform due diligence and feasibility study on the potential assets to be invested by REIT.
- Monitor budget and analyze performance of both Asset level and REIT level.
- Perform cashflow projection and manage the liquidity of the REIT.
- Oversee the preparation of financial analysis reports, and summaries of the company's operations for presentation to management.
- Coordinate with relevant units such as External Auditor, Internal Audit, Financial Advisor, SET, SEC, TSD, valuer, property manager and etc.
- Prepare and review the accuracy of detailed data to facilitate the closure of monthly, quarterly, and annual financial statements to meet financial reporting standards.
- Assisting Investors Relation team in communicating with stakeholders through investor presentation, press release, the REIT’s website and roadshow events.
- Manage operations in compliance with laws, regulations, and directives of the Revenue Department.
- Perform other duties as assigned by superiors.
- Assist on day-to-day operation.
Qualifications
- Bachelor's degree in finance, accounting, or related fields.
- Minimum 3 years of experience in a similar financial management preferably in the real estate or property management industry.
- Have knowledge of financial analysis, accounting principles, and compliance requirements.
- Strong analytical skills and communication skills
- Proficiency in Microsoft Office programs, including Word, Excel, PowerPoint.
- Detail-oriented and highly organized, with the ability to manage multiple tasks and meet deadlines.

Finance and Accounting Manager

Responsibilities
- Supervise daily accounting operations, including Accounts Payable, Accounts Receivable, Payroll, Fixed Assets, General Ledger, Budget Control, Cash Flow Forecast, and Taxation.
- Guide and mentor the accounting team to address operational challenges and enhance their performance.
- Oversee month-end and year-end financial closings in accordance with Thai accounting standards.
- Review and prepare financial statements, management reports, and reconciliations.
- Analyze significant operational and financial variances, proposing practical solutions.
- Ensure compliance with all statutory requirements and standards, including preparation of PND 50, PND 51, and other tax documentation
- Lead efforts to clean up past financial records and maintain accurate, reliable accounting information.
- Drive the implementation and optimization of accounting systems to improve efficiency and accuracy.
- Collaborate with external auditors, tax authorities, and other relevant parties to ensure compliance and resolve issues.
- Provide sound advice to internal departments on accounting and tax matters.
- Take on ad hoc assignments and projects to support the company’s strategic objectives.

Qualifications
- Bachelor's Degree or above in Accounting
- Min. 10 years’ experience in Accounting including supervisory roles
- Experience in Retail or Shopping Centre is required
- Proven experience in guiding and mentoring accounting teams
- Good command of spoken and written English
- Holding a CPD license, CPA is a strong advantage
- Familiarity with SAP or equivalent systems is a plus
- Strong leadership and problem-solving abilities
- Good command of English both of written and verbal
- Effective communication, time management and decision making skills
- Capable to use Microsoft Office, Words, Excel, and PowerPoint

Facility Management Engineer

Responsibilities
- Ensure that the systems and equipment are well maintained at all times and available for operation
- Ensure that the system and equipment are at their most efficiency and the building is maintained in a comfortable environment
- Inspect and verify the deliverables of the outsourced companies
- Being able to provide engineering support and handle urgent repairs during systems broken down
- Take charge as assigned in emergency situations in order to eliminate or minimize the consequences and possible losses and damages to the Center and tenant premises.
- Take active part in budget preparation for repair and maintenance costs
- Secure fulfilment of goals, projects and action plans
- Monitor and supervise the technicians, outsourced service companies, cooperate with other departments to meet and exceed targets
- Ensure that all reports from technicians, outsourced companies are executed and sent in appropriate manner and according to agreed timeframes, and the information provided is correct
- Assist to set up operating standards and procedures in accordance with the company’s standards and legislation
Qualifications
- Bachelor degree or higher in Electrical or Mechanical or related fields
- Min. 5 years of experience in the Engineering operations and maintenance field, experience in Shopping Centre is required
- Possession of the necessary knowledge to handle utility and crucial engineering systems
- Proven analytical and leadership skills
- Commercial awareness and customer service-oriented approach
- Good command in English
- Good communication and organizational skills
